Key projects include the Thu Thiem 1 Bridge, Thu Thiem Tunnel beneath the Saigon River, and Thu Thiem 2 Bridge, completed and operational in 2007, 2011, and 2022 respectively. These transportation infrastructure projects have been instrumental in seamlessly connecting Thu Thiem to District 1’s center, establishing the foundation for the area to capitalize on Ho Chi Minh City’s economic momentum.

Additionally, Ho Chi Minh City has approved a policy enabling Thu Thiem new urban area to continue implementing its investment plans for technical infrastructure development, including the completion of the North-South trunk road, the upgrade of Luong Dinh Cua street, four main roads throughout the urban area, and Ong bridge. Several landmark projects, including Central Square and Riverside Park, are scheduled for completion in 2024 and 2025. Notably, the Thu Thiem 4 bridge project is expected to commence construction in 2025, significantly reducing travel distance to southern Ho Chi Minh City areas such as District 4 and District 7.

According to real estate experts, the continuous appreciation of Thu Thiem properties in recent times is primarily attributed to its prime location. Combined with this advantage, residential projects in this area are positioned in the high-end and luxury segments, featuring superior quality standards relative to the broader market. This scarcity of premium supply has further contributed to sustained price appreciation in the area.

A premier destination attracting leading regional real estate investors

Today, Thu Thiem has emerged as a standout location on the real estate market landscape, attracting prominent developers thanks to its comprehensive infrastructure and strategic positioning. Experts further note that Thu Thiem’s exceptional location, enveloped by the Saigon River, contributes to excellent Feng Shui, natural ventilation, and a temperate climate—making it an ideal setting for high-end and luxury residential developments.

Over the next 5-10 years, as infrastructure development reaches completion, this urban area is poised for significantly accelerated growth. Future projects will expand beyond residential offerings to include Grade A office space (approximately 389,000 m² of floor area), commercial centers (137,800 m²), five-star hotels, and other mixed-use developments already outlined in the master plan.

While Ho Chi Minh City spans approximately 206,100 hectares in total, the historic city center comprises just 930 hectares. Thu Thiem is envisioned as the newly expanded central business district, encompassing 730 hectares of prime real estate.

The 2012 master plan adjustment for Thu Thiem New Urban Area included strategic revisions to land use coefficients for select parcels, positioning the district for enhanced development and investment potential.
