1. Applicable products commitment policy Soho townhouse for rent
This sales policy applies to garden townhouses/garden townhouses in the SOHO subdivision, The Global City Urban Area Project, located in An Phu Ward, District 2 (now Thu Duc City), Ho Chi Minh City, Vietnam.
2. Transactions enjoy the privilege of participating in the Rental Commitment Program
i) 20 transactions that individual customers have completed Successful Registration before June 01, 06 have been transferred to Successful Transactions of Soho Townhouse, The Global City Sub-areas LK3, LK4 and LK7 as below, provided that they meet the basic completion requirements for Housing as prescribed in Section 3 below, will be eligible to participate in the Investor’s rental commitment program:
- LK3 (Zone A): LK3-02
- LK4 (Zone B): LK4-02, LK4-03, LK4-04, LK4-05, LK4-14, LK4-15, LK4-16, LK4-22
- LK 7 (Zone C): LK7-03, LK7-05, LK7-09, LK7-12, LK7-15, LK7-16, LK7-17, LK7-29, LK7-37, LK7-43, LK7-44
ii) The first 50 transactions that individual customers successfully complete Registration in Zones LK1 (Zone A), LK8 (Zone B), LK4 (Zone C) and LK10 (Zone C) from June 01, 06 to July 2023, 31 have been converted to Successful Transactions.
3. Contents of the rental commitment program
Customers can choose to participate in the Housing Sublease Program for the investor with a maximum rental commitment period of 12 months from the date of handover of the Housing (“Rental Commitment Period”). Accordingly, the investor has the full right to use or sublease this Housing to tenants who are famous brands in the food and beverage service and retail industry from Singapore or any third party (“Tenants”). During the Rental Commitment Period, the Investor commits to pay the Customer the rent as follows:
- 150 million VND/month (for Housing in Subdivision LK1);
- 100 million VND/month (for Housing in Subdivision LK8) and
- 80 million VND/month (for Housing in Subdivision LK4 and Subdivision LK10)
During the Lease Commitment Period, the Investor will sign a Lease Contract with the Customer and pay Monthly Rent to the Customer quarterly, throughout the Lease Commitment Period, regardless of whether the House is occupied or vacant.
Monthly Rent includes personal income tax (the Investor will deduct and pay to the tax authority on behalf of the Customer before paying the Monthly Rent to the Customer) and does not include property insurance, urban area management fees and other related costs that the Housing owner must pay. For clarity, the Housing owner will pay the urban area management fees at his own expense during the Lease Commitment Term.
After the Lease Commitment Term, the Customer commits and agrees to receive the transfer and inherit the Lease Contract that the investor has signed with the Tenant with the condition that the rental price will not be lower than the Monthly Rent. In case the Lease Commitment Term expires and the House has no Tenant, the investor and the Customer will liquidate the signed Lease Contract.
4. Basic completion requirements to participate in the Rental Commitment Program
To participate in the rental commitment policy, Customers need to basically complete the House with a basic completion package with a minimum value of 03 billion VND (“Basic Completion Package”);
The Customer authorizes the investor to select a contractor to supply and complete this Basic Finishing Package.
The Investor guarantees that Customers participating in the Program will receive a loan from Vietnam Technological and Commercial Joint Stock Bank at least equal to the value of the Basic Finishing Package to pay for the purchase and construction of the Basic Finishing Package.
The Investor guarantees that Customers borrowing from Vietnam Technological and Commercial Joint Stock Bank to complete their Housing to meet the conditions for participating in this Program will be supported with 0% interest rate for loans with a maximum value of 03 billion VND within 12 months from the first disbursement date, but in any case not exceeding March 31, 03.
