What is the legal status of the project? When to sign HDMB?
The Global City is the first large-scale urban development project in Ho Chi Minh City with complete legal documentation, including the project pink book, 1/500 approval, construction permit, and bank guarantee.
Regarding the Soho subdivision, The Global City has already issued separate books for each unit and obtained its construction permit. The project is currently accelerating its timeline to deliver units in 2023.
With all necessary legal procedures in place, customers need only pay a 10% deposit to execute a Sales Contract directly with the developer immediately.
When buying a townhouse in The Global City, can it be transferred? What is the procedure?
If the customer has only signed a deposit contract, they need only to request a name change for the deposit contract from the Investor. If the sales contract has been signed, the seller must confirm the transfer, after which both parties will have the sale notarized. The seller is responsible for completing all related personal income tax obligations. Following this, the Investor will issue a transfer confirmation. The Investor does not charge transfer fees.
If the purchase and sale occur during the pink book period, both parties will proceed with the sale notarization in the same manner as any other townhouse with a pink book.
Which unit will operate and manage it and how much is the management fee?
A professional management unit will operate the Shophouse Soho townhouse community. Management fees will be updated in the near future.
Does the investor hand over the house raw or finished? Can it be repaired at your own discretion?
Shophouse Soho townhouses are handed over with basic completion and high-quality materials. Homeowners are permitted to make interior modifications and design changes; however, the exterior design must remain unchanged to maintain consistency throughout the community.
