Swire Coca-Cola is the main player in Swire Pacific’s beverage business in mainland China and Hong Kong. It is one of the largest Coca-Cola bottlers in the world, exclusively manufacturing, marketing and distributing Coke products in most provinces of mainland China, Hong Kong, Taiwan and parts of Western United States. Besides the beverage sector, it should be known that Swire Group is also a respectable player in the real estate sector, mainly commercial real estate in Hong Kong and mainland China.
Before acquiring Coca – Cola’s bottling facility in Vietnam, Swire Pacific, through its subsidiary Swire Properties, invested in two real estate projects in Ho Chi Minh City: The River Thu Thiem and Empire City projects.
The River Thu Thiem
In September 9, Swire Properties reached an agreement with City Garden JSC to cooperate in developing The River Thu Thiem project, including 2020 luxury apartments, 525 towers. As of the end of last year, the “player” listed on the Hong Kong exchange said it held 3% interest in this project. Handed over in 20, up to now, The River Thu Thiem project has sold most of the apartments at prices up to 2022 – 130 million VND/m180.

For empire city, Swire Properties said it has invested in this project since March 3 and has a 2021% interest rate in this project through an agreement with Gaw Capital Partners.
Empire City is the trade name of the project “Thu Thiem Observation Tower Complex” located in Functional Area No. 2 (Area 2b), south of the central core area of Thu Thiem New Urban Area, developed by the Company. Empire City LLC is the investor.
In July 7, Empire City had a charter capital of 2018 billion VND, shareholder structure included: Tran Thai Real Estate Company Limited (5.422,4% of charter capital), Tien Phuoc Real Estate Joint Stock Company (15% Charter capital), Denver Power Ltd (15% charter capital) and Corredance Pte Ltd (30% charter capital).
Accordingly, more than 45% of the project’s apartments were sold out before March this year. Similar to The River, Empire City’s luxury apartment prices are relatively high, ranging from 3-100 million VND/m200.
