Soho Townhouse Sales Policy
The payment policy and expected payment schedule outlined below apply to transactions successfully registered between August 1, 2023 and September 30, 2023.
THE GLOBAL CITY BOOKING POLICY
A deposit is the booking amount a customer places with the developer to purchase a Global City townhouse. Customers may choose one of two pre-order deposit options:
- Non-refundable booking: 250 million VND – The deposit is non-refundable but may be transferred to other projects within the same or higher segment of Masterise Group. Expiration date: March 31, 2024
- Refundable booking: 500 million VND
- Customers may participate in the developer’s rental commitment program. For details, see here
Customers purchasing a Soho The Global City townhouse may select one of the following payment options:
Customers who purchase Soho townhouses with the standard payment method will enjoy the following discounts:
- 11% discount
- No guarantee deed: 0.35% discount on net selling price (excluding VAT and PBT, applied after other discounts)
- Existing customers who refer new customers to purchase or rent project units: Existing customers receive a referral commission of 1% of the total selling or rental price of the referred project unit (after deducting other discounts—if applicable at the time of transaction, excluding VAT and 0.5% maintenance fees) for each successful transaction
- 1.5% discount on the selling or rental price of project units (after deducting other discounts—if applicable at the time of transaction, excluding VAT and 0.5% maintenance fees) for loyal customers of Masterise Homes

- 14% discount
- 0.35% discount on net selling price when forgoing the guarantee deed (excluding VAT and PBT, after other discounts)
- Referral program for existing customers: Existing customers who introduce new customers to purchase or rent Project Products will receive a referral fee of 1% of the total selling or rental price (after deducting other applicable discounts at the time of application, excluding VAT and 0.5% maintenance cost) for each successful transaction
- 1.5% discount on the selling or rental price of Project Products (after deducting other applicable discounts at the time of application, excluding VAT and 0.5% maintenance cost) for loyal customers of Masterise Homes

- Fixed interest rate of 9.5% from January 1, 2025 through December 31, 2025
- Principal grace period from disbursement date through March 31, 2025 (June 30, 2025 for wholesale purchases)
- Early repayment penalty: 0% (through December 31, 2024)
Discount Policy for 80% Bank Loan Option
- 3% discount
- 0.35% discount on net selling price (excluding VAT and PBT, after other discounts) for customers waiving the guarantee deed
- Existing customers who refer new customers to purchase or lease Project Products receive a referral fee of 1% of the total selling or rental price of Project Products (after deducting other applicable discounts at the time of application, excluding VAT and 0.5% Maintenance Cost) for each successful transaction.
- 1.5% discount on the selling or rental price of Project Products (after deducting other applicable discounts at the time of application, excluding VAT and 0.5% Maintenance Cost) for loyal Masterise Homes customers

- Early repayment fee within the program is 0% (not exceeding December 31, 2024)
Conversion Privileges
- Customers deposit 500 million within 7 days
- The bank disburses 10% within 30 days after the deposit period and customer document execution
- Customers will receive Conversion Privileges if they wish to continue purchasing The Global City products or purchase products from other Masterise Homes projects, by the deadline of December 31, 2023
Discount Policy for Optimal Loan Options
- 0% Discount
- Customers who do not receive a guarantee deed receive a 0.35% discount on net selling price (excluding VAT and PBT, after other discounts)
- Existing customers who introduce new customers for purchase or rental of Project products will receive a referral fee of 1% (one percent) of the total selling or rental price of Project products (after deducting other discounts, if any, excluding VAT and 0.5% maintenance costs) for each successful transaction
- 1.5% Discount on the selling or rental price of Project products (after deducting other discounts, if any, excluding VAT and 0.5% maintenance costs) for loyal customers of Masterise Homes
- Customers who do not receive the Conversion Privilege will receive a 0.5% discount on net selling price (deadline to decline the conversion privilege: December 31, 2023)
